The reality of the mortgage market today is that lenders are not interested in making JUMBO loans, that is loans greater than $417,000 to people without JUMBO incomes, credit scores, LTV’s (loan-to-value) and lower DTI (debt-to-income) ratios. And more.
To add to your difficulties, there are virtually NO SECOND mortgages available to assist with down payments! Lenders are typically looking at maximum LTV’s of 80% today. That means that a buyer has to come in with 20% down. OUCH!
But the difficulties don’t stop there. Lenders have increased the interest rate on Jumbo loans to between 8-8.5%. That is a good 1-1.5% higher than just weeks ago. That amounts to about $500 more in monthly payment on a $700,000 mortgage. Yes, rates will settle down sometime in the future. However, you or your homebuyer will have the expense of refinancing then in order to reduce monthly payments. And you know that is expensive!
How long will the market be in this turmoil? The whole sub-prime mess was created and exacerbated by the financial industry, by the mortgage industry. Rating agencies gave bogus ratings to garbage loans; investors bought mortgage-backed securities in the fallacious belief that everyone else had done their due diligence. They didn’t look adequately at their own investments. The whole group should really suffer significant loss in order that the scoundrels pay for the situation. During the transition innocents, like us will pay the price.
That being said, when will the market return to its past glory? That will be determined by when investors feel like they understand what their exposure is or will be if they buy more mortgages. How long will that take?
